In Connecticut, there was a 37% year-over-year decrease in the number of single-family homes listed for sale. The number of sales increased by almost 45% compared to December 2019. Properties sold quickly this December, with an average of 52 days on the market. The average sale price increased by 32% since last year, up to $471,667.
Condominiums across Connecticut also saw decreased inventory, down 20% from December 2019. However, unit sales increased by 32%. The average days to sell dropped to 59, and there was a 9.7% increase in the average sale price.

In New Haven County, there was a 26% decrease in the number single-family homes actively listed for sale. The number of sales, however, increased by almost 40% in December 2020. It took just 49 days to sell, on average, and the average sale price increased by 24% to $324,128.
Condominium sales also had a decrease in active listings in New Haven County, down 31% compared to the previous year. The number of sales increased by 32%, and these units closed in 57 days, on average. The average sale price for condos increased by 7% in December 2020, to $201,932.

The number of single-family homes listed for sale in Middlesex County decreased by almost 29% in December 2020, when compared to December 2019. However, the number of sales increased by almost 27%. The average days on market dropped to 41 days, and the average sale price increased to $387,067.
Condo units actively listed for sale also decreased in Middlesex County, by 35%, while the number of sales increased by 21%. Condo units closed very quickly – in just 32 days, on average. The average sale price increased by 35%, to $232,042.

In New London County, there was a 46% decrease in the number of active listings for single-family homes in December 2020. The number of sales increased by 35%, with the average days to sell dropping to 43 days. The average sale price increased by 33% to $351,300.
The number of condominiums listed for sale decreased by 42%, while the number of sales increased by 37% in December 2020. On average, it took 65 days for condos in New London County to close. The average sale price increased by 5% to $193,820.
