What You Need to Know about Selling Virtually

Over the past six weeks, we’ve spoken with many people about their plans to sell in 2020. Some have decided to wait to put their home on the market. Others don’t have the luxury of choosing a convenient timeline – they must sell, and they must sell now. 

Selling at any time of the year can bring up a lot of questions. Selling during an unprecedented time can cause anxiety and fear.

The good news is, it doesn’t have cause extra stress to sell now. 

What we are seeing locally in Connecticut is that transactions continue to take place. And a recent realtor.com survey shows that people are willing to buy during these times. For those who ready to sell, here is what you need to know:

 

Find the right real estate professional.

This stands true, no matter what is happening in the housing market. Finding a listing agent you have confidence in will make the entire process much smoother. Here are some questions you can ask when speaking to agents:

  • What does your marketing package look like?
  • What type of virtual offerings do you provide?
  • How are listing photos and videos captured?
  • What is the process for a private showing?
  • What happens if the seller/buyer is not comfortable with an in-person showing?
  • How are inspections, appraisals, and closings being handled locally?
  • What type of activity is happening in my local market in the past four weeks?
  • How (and how often) will you communicate with me?
  • What are the safety measures put into place when someone enters the home?

Knowing that the agent you work with is up to date on local happenings and has the capacity to utilize technology for virtual offerings during these times is essential. 

 

Virtual Offerings

With the use of technology, a large portion of the process can be done virtually. Realtor.com found that 24% of people are willing to buy a home without seeing it in person, as long as detailed information was provided. The most helpful information for buyers includes:

  • A virtual tour of the home.
  • Accurate and detailed listing information.
  • Detailed neighborhood information
  • High-quality listing of photos. 
  • Agent-led video chat.

In addition to virtual showings, much of the transaction process can be completed utilizing technology. Documents can be e-signed, negotiations can take place over the phone, and drive-by closings can be scheduled. 

 

Follow CDC Guidelines

There will be times when people do need to see the house in person. An experienced real estate photographer will need access to the property for professional photographs and the virtual tour. This can typically be done by one person on the same day. If serious about the purchase, buyers may request an in-person showing. In addition, an appraiser and home inspector will need to view the property before closing.

Here are a few of the guidelines that One + Company follows during these time:

  • Limit the number of people (showings are limited to 2 people).
  • Require guests to wash hands or use a sanitizer before entering.
  • Follow CDC guidance on social distancing.
  • Wipe down all surfaces before and after an in-person showing.
