What is NOT included in a home inspection?

When buying a house, you may think the home inspector will find issues you need to know about.

While the home inspection covers significant areas of concern, the inspector is limited to what is visible to the eye. This means they do not go behind the walls or sample water or air quality. 

If you have any reason to worry about additional factors, talk with your real estate agent about further testing that can take place with the home inspection.

Here are extra tests you may want to consider:

  • Septic Inspection. A septic inspection consists of an examination of the inside of the septic tank. The septic tank is then pumped and monitored for leaks or backflow. 
  • Water Quality Test. A water quality test is only used for well water. The inspector will take samples of the water and send it to a lab. You’ll find out the results in 5-7 days. 
  • Termite Inspection. The termite inspection can also take place on inspection day. It consists of a visual inspection of accessible areas of the home for evidence of insects or destroyed wood. 
  • Radon. For a radon test, a box or canister will be left out on the bottom level of the house for a couple of days. A reading of the box determines if radon is present. 
  • Lead and Mold. Lead and mold tests consist of samples from the home being sent to a lab. You will usually find out if there are any issues within a week.
