May 2021 was a record-breaking month in Connecticut real estate, with an increase in the number of sales and median sale price year-over-year.

Across Connecticut, the number of single-family homes listed for sale decreased by 25%, while the number of sales increased by 18% in May 2021. The average days to sell decreased to 40 days, and the median sale price increased 21% to $345,000. 

The number of condominiums listed for sale in Connecticut decreased by 17% compared to May 2020, and the number of sales increased by 24%.  On average, it took 42 days to sell, and the median sale price increased by 15.6% to $208,000.

In New Haven County, single-family homes listed for sale decreased by 14.8%, while the number of sales increased by 29.6% in May 2021, as compared to May 2020. It took 39 days to sell a home, on average, and the median sale price climbed to $302,000, a 20.8% increase. 

The number of condo units for sale in New Haven County decreased by 17.7%. Sales increased greatly in May 2021, up 38.5% from the previous year. The average days to sell dropped to 40 days, and the median sale price increased by 22.8% to $190,000.

Single-family homes listed for sale decreased by 24.8% in Middlesex County, while the number of sales increased by almost 24%. On average, it took 33 days to close a home, with the price increasing by 11.4% to $342,864. 

The number of condo units listed for sale decreased by 8% in May 2021. The number of sales increased by 66.7%, taking just 23 days to sell, on average. The median sale price increased by 34% to $189,950.

In New London County, the number of single-family homes listed for sale decreased by 29.7%, while the number of sales increased by 26.6%. The average days to sell decreased to just 33 days, on average. In May 2021, the median sale price increased by almost 16% to $289,900.

Condo units listed for sale decreased by 44%, while the number of sales increased by 33%. The average days to sell dropped to 39 days, and the median sale price increased by 8% to $156,138.
