Final Walkthrough Checklist

You have already made it through the home inspection, appraisal, and negotiation process. Now, you are ready to close. With a to-do list that is never-ending as you prepare to move, is a final walkthrough necessary? 

What is a final walkthrough?

A walkthrough typically takes place the day of or day before closing. It consists of a short visit to the property, with or without the buyer’s agent. This enables buyers to check the house and property to see if it is in the same condition it was on your last visit. In addition, if any home repairs were needed as a result of the inspection, you can check to make sure they were completed. 

Walkthrough Checklist

During a walkthrough, it’s tempting to start envisioning new paint colors and where your furniture will go. Instead of daydreaming, be prepared with a checklist. 

To avoid any confusion, bring these items with you to a walkthrough. That way, if questions arise, you have the documentation with answers.

  • The home purchase agreement, which clearly states all terms agreed upon by the buyer and the seller. 
  • The home inspection report, which can be used to review any issues that the sellers agreed to fix before closing. 
  • Something to record any concerns. A camera, phone, or paper and pen can be used to write down any questions or concerns. 
  • Something to test outlets. A phone charger or night-light is an easy way to check outlets. 

Look for these items during your walkthrough:

  • Make sure the house is empty of garbage and personal items.
  • Inspect all visual aspects of the house: ceilings, walls, and floors.
  • Turn light switches on and off.
  • Turn all fans on and off. 
  • Check electrical outlets.
  • Test heating and air conditioning.
  • Run all faucets (hot and cold water!) and check for leaks in the kitchen and bathrooms.
  • Test all kitchen appliances.
  • Check windows and doors.
  • Flush toilets.
  • Check garage doors.
  • Check the exterior of the house and property. 

The walkthrough happens right before you sit down at the closing table, giving you one final opportunity to make sure you are getting everything promised to you in the agreement. By checking items in and around the house, you can eliminate surprises on moving day.
