April 2021 Connecticut Market Stats

The trend continued in April 2021: low inventory, coupled with low mortgage rates, has resulted in fewer homes listed for sale and an increase in median sale price across the state.

For single-family homes across the state of Connecticut, there was a 31.23% decrease in the number of active listings comparted to April 2020. The number of sales increased by 22.43%, and the average days to sell dropped to 53 days. The median sale price increased by 21.43% to $340,000.

Condominiums in Connecituct saw similar trends in April 2021. The number of active listings decreased by 19.28%, and the number of sales increased by 64.62%. The average days to sell decreased to 56 days, while the median sale price rose 17.14% to $205,000.

In New Haven County, the number of active listings for single-family homes decreased by 26.1%, while the number of sales increased by 38.25%. The average days to sell was just 49 days. The median sale price increased by 13.78% to $289,000. 

Condo units in April 2021 had a 28.53% decreased in the number of active listings, and a 38.06% increase in the number of sales. The average days to sell decreased to 51 days, and the median sale price increased to $169,950, a 13.38% increase.

The number of single-family homes listed for sale in Middlesex County decreased by 25.42% in April 2021. There was an 45.99% increase in the number of sales compared to the previous year, and the average days to sell decreased to 51 days. The median sale price increased by 16.55% to $334,500. 

Condo units in Middlesex County saw a 46.67% decrease in the number of active listings, and an 84% increase in the number of sales. The average days to sell was 59 days, and the median sale price increased by 6.21% to $171,000.

In New London County, the number of single family homes actively listed for sale decreased by 40.12% compared to April 2020. The number of sales increased by 17.28%, and the average days to sell dropped to 43 days. The median sale price in April 2021 was $309,000, a 26.12% increase compared the previous year.

Condo units in New London County had a 47.33% decrease in the number of listings in April 2021, and a 51.61% increase in the number of sales. The average days to sell increased to 81 days, and the median sale price increased by 30% to $195,000.
