2019 Connecticut Market Stats

There were a lot of predictions coming into 2019. Now, we have the statistics to see exactly how the real estate market fared over the course of the year.

Overall, Connecticut market statistics for single-family homes and condominiums were comparable to statistics from 2018. 

Below, we break down market stats for the entire state, as well as New London, Middlesex, and New London Counties.

In Connecticut, the number of single-family homes that sold increased just slightly from 2018, with 35,371 total homes sold in 2019. 

Statewide, there was a slight drop in the average sales price for single-family homes – from $365,947 in 2018 to $362,399 in 2019. This was not the case in every county. See below for average sale prices for shoreline counties. 

Condominiums across Connecticut saw a slight dip in both the number of sales and average sales price in 2019. The number of sales went down 0.86%, and the average sale price decreased by 0.98%. 

On average, it took about 75 days to sell a residence, which was an increase for both single-family homes and condos statewide. If you are thinking about selling your home this spring, now is the time to get in touch!

Single-family homes in New London County saw slight increases in both the number of sales and average sale prices in 2019. The average sale price rose by 0.75% to $269,642. It did, however, take an additional 11 days to sell a home, on average. 

Condominiums in New London County saw a more significant increase in the number of sales with 464 condos sold, up from 442 in 2018. The average condo sales price decreased by 4.57% in 2019. Condos sold more quickly than they did the previous year, dropping from 97 days to sell in 2018 to 74 days in 2019.

In Middlesex County, the number of single-family sales was similar to 2018, dropping by 0.70%. The average sale price climbed 5.48% in 2019 to $331,269. On average, it took an additional 7 days to sell single-family homes than in 2018.

Condominium sales in Middlesex County saw a decrease in both the number of sales and average sale price. In 2019, 403 condo units sold at an average sale price of $171,963.

The number of single-family sales in New Haven County was comparable to the previous year, with a 0.12% increase in sales in 2019. The average sale price sale increased by almost $5,000 to $277,191. Similar to other counties, the number of days to sell a home increased from 63 days in 2018 to 70 days in 2019. 

Condominium sales had similar results to single-family homes in New Haven County. The number of sales decreased by 0.44%, while the average sale price increased by 0.54% in 2019.
